ABC2Aflats is a multilingual property marketplace for Slovakia. Realtors, agencies, and direct owners list here side by side, and renters and buyers can browse every offer in one place — search by city, price, size, or language. Listings are free for sellers; the platform takes no matching or finder fee from either side.

Move-in costs in Slovakia can vary a lot — an average two-bedroom in Bratislava runs around €800 per month, with one to three months of deposit and, when an agency or realtor is involved, one to two extra months of commission at signing. Every ABC2Aflats listing shows the full breakdown — first month, deposit, and commission if any — before you message the lister, so you know exactly what move-in will cost.

Why we built this

ABC2Aflats started during the housing crunch that followed the arrival of Ukrainian refugees in Slovakia after February 2022. The Slovak rental market was hard to navigate in any language other than Slovak, listings were scattered across half a dozen portals, and tenants rarely saw the total upfront cost before signing.

Over 100,000 Ukrainians registered as temporary protection beneficiaries in Slovakia by 2024 (UNHCR data). They needed a platform in Ukrainian — and so did the Slovak and English speakers searching beside them. ABC2Aflats launched with native Slovak, English, and Ukrainian support from day one. Today realtors, agencies, and individual owners list here side by side; tenants and buyers see every offer in one search, in their own language.
