Dúbravka is a popular north-western residential district at the foot of the Little Carpathians, mixing panel-block estates with family homes closer to the forest. The feel is family-oriented: many households with children, an above-average rate of owner-occupied housing (~98% in some micro-areas), and proximity to the forest, sports facilities and shopping centres.
Transit
Direct tram lines 4 and 5 (Pri kríži – centre – Ružinov), 20–25 min to the centre on weekdays. Trains from Hlavná stanica via Lamač station take ~8 min. Buses 83/84 and night line N34.
Housing stock
Mostly 1970s–80s paneláky with standard 1–3 room layouts, many fully refurbished, plus larger 4-room units. The hillsides near the forest hold more single-family homes (many built after 2000) and smaller new-builds with higher specs.
Rent
1-room ~€500–650/mo · 2-room ~€510–900 (district average ~€817) · 3-room ~€800–1,000 (refurbished higher).
Sale
New-build and higher-spec ~€4,000–6,000/m² · older paneláky ~€3,400–3,900/m².
